Right Place, Right Time

With housing prices in Nashville skyrocketing in recent years, Wilson County (located 30 minutes to the East) has quickly become the fastest growing county in Tennessee and the 57th fastest growing county in America. 

Having created a strong relationship with the owners of a 38 acre parcel in Lebanon, Tennessee (Wilson County’s seat) they approached us to purchase 19 Acres of the property that was supposed to be a “fully entitled” and “permit ready” 100 Lot townhome development.  With over 4,000 new and existing homes alongside exciting commercial developments within 3 miles of the property we quickly jumped on the opportunity.

 
 

Execution of the Entitlement Process…

Once under contract we met with the civil engineers and the City of Lebanon, only to learn that the project had several key steps still required to get the project from city approval to entitlements and the issuing of final permits.  Over the course of 6 months we fleshed out the development plans taking the project from city approval to a fully entitled and permit ready project.  In the process we addressed several hundred change notes required by city planning and engineers, completed the electrical and landscape plan, received architectural design approval, acquired necessary TDOT highway entrance permits, addressed project bond requirements, and received formal contracting bids for the infrastructure work.

Win-Win

Originally we planned to complete the $4 Million infrastructure of the site to deliver the 100 pads to a homebuilder in phases.  We met with and discussed the project with all 25 of the top home builders in Middle Tennessee and were very pleased to come to an agreement to sell the pad ready pads to one of America’s largest national home builders.  However, as luck would have it, they were able to purchase the neighboring property allowing for the combination of our project and their project to create a larger 263 unit development.  As such we agreed to sell the entitled and permit ready project to the National home builder allowing them to complete both the infrastructure and home build out for the entire development.
